In the simulator we provide you can calculate the main costs of purchasing a property:

IMT (Tax on property transactions) – levied on the value stated in the Contract or on the tax asset value (VPT) of the properties, whichever is greater (see table)

STAMP TAX at a rate of 0.8% on the transaction value

In addition to these taxes, you will have to pay the Deed of Purchase and Sale and the Property Registration in your name.

The purchase and sale deed can be carried out at a Notary's Office and, depending on the specific circumstances of each business, it can also be granted at a CASA PRONTA Branch or by a Lawyer or Attorney.

The amount to be paid for drawing up the deed will depend on the entity providing the service, and information about these amounts must be requested prior to the act.

The fees related to the acquisition registration are defined in the Fees Regulations for Registries and Notaries.

Example
Acquisition of a permanent home worth €200,000 in Mainland Portugal

IMT - 3,977.58 €

I.S. (0.8%) - €1,600

Deed (estimate/average prices) - €250.00

Online Purchase Registration - €250.00

Total - €6,077.58

If you buy the property using bank credit, you will still have to pay STAMP TAX at a rate of 0.6% on the financing amount. In addition, you will have to bear the costs of registering the Mortgage in favor of the bank that grants you the financing.

There may be other costs to be borne associated with purchasing a property, such as insurance or bank fees if using credit.

Before formalizing your real estate business, find out about all the inherent costs. We are available to help you obtain all pertinent information, without any obligation.
